Track to Keys
Every deal, tracked to keys. · tracktokeys.app
Track to Keys turns a ratified South Carolina contract into a live timeline — one that runs the agent’s day, and one the client can check any hour of the night without calling. Type the contract once; the deadlines compute themselves, the client stops asking “what’s next?”, the flyers print themselves, and the leads arrive tagged with where they came from.
The date engine
Type the contract once — every deadline computes itself.
- You type the dates. The agent enters the contract's dates — on purpose. No document upload, no auto-reading: automated parsing is where silent errors sneak into a legal timeline. You put in the dates, the app does the math, and every deadline previews before anything saves.
- Your own defaults. Write contracts your way? Save your usual day counts as personal defaults and every new deal starts with your numbers — while SCR 310's suggested numbers stay visible beside every field.
- The whole SC spine. Earnest money, loan application, due diligence (ends 6:00 PM), appraisal, loan approval, CL-100 termite letter, final walkthrough, closing — the full South Carolina date math, done.
- Home-sale contingency. Selling first? The SCR-504 deadline joins the timeline with everything else.
- Weekend flags. A deadline that lands on a Saturday gets flagged before it bites — never silently shifted. You decide; the app never guesses.
- Every move is logged. Change any date and the deal history records it — and prefilled update messages for your client and the co-op agent open on the spot.
- Your own dates. Add custom dates, keep agent-only reminders off the client's view, waive what doesn't apply — visibly, never silently.
The client portal
One link. No login, no app store, no password.
- The countdown. Days to keys, steps done, and a plain-English status sentence — the answer to “what's next?” before they ask.
- Every date explained. The road to keys, step by step, with what each date means in plain English — dates and meaning only, never advice.
- A Done button. Their to-dos come with a Done button and an “I scheduled it” flow — the date, who's coming, and their note land straight on your deal page.
- Updates that reach them. New dates, announcements, and reminders appear under their bell the moment you log them.
- You control the cast. Choose who's visible on their page, person by person. The co-op agent stays hidden unless you say otherwise.
- Wire-fraud protection. A permanent safety card names their closing attorney and phone number, and tells them exactly how wiring scams work — before the money moves.
- Their pros, your rolodex. They see the vendors you recommend — and can share their own “I've got a guy” back to you, ready to promote into your book.
- T2K, on call. The little robot guide answers how-do-I questions right on the page — straight from the written manual, no AI, and nothing typed ever leaves the phone.
- Their own yes to texts. On their first visit, the portal itself asks your client whether you can text them deal updates — one tap from their own phone, timestamped. You never attest for them, and the record is theirs.
- A first visit that teaches itself. The welcome card greets them by name, says who added them, and walks them through putting the page on their home screen — step by step, matched to their phone.
Your day
The app runs the calendar so you can run the relationships.
- The morning brief. Open the app with your coffee and get one sentence — what happened overnight, what needs you, in what order.
- Waiting on. Mark a date as waiting on the lender, the attorney, the inspector — and watch the day count climb until it's handled.
- The prefilled nudge. The where-do-we-stand text is already written, named to the deal. One tap opens Messages. You always hit send — the app never messages anyone for you.
- Push notifications. A lead arrives, a client taps Done, a disclosure gets signed, the sellers write their story — your phone tells you the moment it happens.
- Your calendar, fed. Subscribe once and every deadline on every deal lands in the phone calendar you already live in — and stays in sync by itself.
Listing marketing
From portal to flyer box to lead — one connected pipe.
- The listing ad. Upload a photo, or paste the listing link and the price, beds, and baths fill themselves. Type it once; every flyer uses it.
- Sellers write the story. Your sellers answer “why do you love this home?” right on their portal — and their words become the quote on the property page buyers scan.
- Print-ready flyers. An open-house sheet and a take-one flyer-box sheet, each with a QR code, generated from the ad you already typed.
- The property page. The QR opens a page with the photo, the price, the sellers' own words, the full public listing, and Text / Call / Email lanes prefilled with the address.
- One QR runs the open house. One printed door sign replaces the sign-in clipboard, the flyer stack, and the disclosure pile: visitors scan, sign in in 20 seconds, and walk the house with the listing in their pocket.
- Documents, one tap away. Point the page at your public MLS link with your attachments flagged Public, and scanners reach the seller's disclosures behind the full-listing button. The how-agency-works read rides the page too.
- Text it to the spouse. After signing in, visitors get a one-tap “text it to whoever's buying with you” — the listing travels home, unfurling as a branded preview card with your name on it. Paper can't do that.
- Preapproval, one tap. Add your preferred lender's preapproval link and the QR page grows a “get preapproved” door — always with the you're-free-to-use-any-lender line beside it, automatically.
- Leads, tagged at the source. Every lead arrives labeled — “Open house — 101 Palmetto Ln” or “Flyer box — 101 Palmetto Ln” — so you know exactly what's working.
The disclosure desk
The SC brokerage disclosure, signed in under a minute.
- One link, first contact. Send the official SC Disclosure of Real Estate Brokerage Relationships as a link. Your client reads it with a plain-English guide beside the verbatim form text.
- Clearly not a contract. The page says it three ways: this is NOT a contract — it only explains how agency works. No pressure, no confusion.
- A real signature. They pick their side, check the acknowledgments, and type their name — rendered as a cursive signature on the spot.
- The permanent record. Both of you hold the audit-stamped PDF forever — signed copy, timestamps, and certificate — ready to drop into your transaction platform.
Your brand kit
The pocket-sized marketing team.
- Your public page. A clean page with your headshot, your firm, and a lead form — plus its QR code, ready for a sign rider or a listing sheet.
- The digital card. A contact card that saves straight into their phone — headshot included.
- Open-house sign-in. A printable sheet whose QR signs visitors in and drops the lead in your pocket, tagged with the address.
- Ready-to-post updates. Announcement and just-closed posts composed for you — including a closing card image worth sharing.
- An email signature. A signature block that quietly works for you on every email you already send.
People & pipeline
Everyone on every deal, one book.
- The contact book. Clients, co-op agents, lenders, attorneys, inspectors, vendors — one book, refined by the roles they play on each deal.
- Leads become deals. Save a lead as a contact, attach a contact to a deal, and the history rides along.
- The vendor rolodex. Your trusted pros by category, one tap to assign to a repair — and client recommendations can graduate into the book.
- The pro link. A separate read-only link keeps the co-op agent and lender in the loop — without opening your client's portal to them.
- Sell + buy, paired. A client selling one home and buying another gets two tracked deals and one simple experience.
Built right
The quiet parts done properly.
- Compliance, automatic. Your brokerage's full name appears on every client-facing ad and form, with equal-housing language, the way South Carolina requires (S.C. Code § 40-57-135(E)).
- Feels like an app. Add it to the home screen and it opens full-screen like a native app — on the phone you already carry.
- You hold the pen. Every message to a human is a draft you review and send yourself. The app informs; you advise.
- Answers built in. A full written manual for agents, a plain-English Q&A for clients, and T2K — the little robot who fetches the right answer instantly, no AI involved.
- No trackers, no banner. No ad trackers, no third-party analytics, no data selling — which is why there's no cookie banner to dismiss. The plain-English privacy policy and terms live at /privacy and /terms.
